Terms of service
Untapped Home LLC is a California company that helps homeowners research ADU potential. These are the plain-language terms for using this site and its products.

What the service is
Untapped Home provides a free property report, the ADU Decision Kit, planning sessions, the ADU Feasibility Study, residential design and planning services, and optional coordination through plans and permits. Design services can include ADU plans, layout development, and landscape planning. The scope and deliverables for these services are agreed separately before work begins. City of San Diego is the fully supported jurisdiction; properties we cannot fully evaluate receive a transparent partial result.
What it is not
Untapped Home organizes public information and early planning questions. It does not issue permits or provide architectural, engineering, legal, lending, tax, or construction conclusions. Results describe what public sources showed on the date checked; rules, fees, and programs change, and the governing agencies control the final answer.
Payment and delivery
The ADU Decision Kit is a one-time purchase processed by Stripe, at the price shown at checkout ($99 introductory price; the regular price will be $199). Delivery is by secure link on screen and by email — normally right away, and typically within one or two business days when a public records source is down and we finish your screen by hand. Download links last 30 days, and we resend them free for 24 months from purchase.
Refunds and support
Refunds on the kit are no-questions-asked for 14 days from purchase — just email us. For anything else, we typically answer support email within one or two business days, Monday through Friday, Pacific time.
Construction
Untapped Home does not perform construction. Any construction work is contracted separately and directly with a licensed contractor.
Governing law
These terms are governed by California law.
