GARAGE CONVERSION

Can I turn my garage into an ADU?

Maybe. Your garage could save you time and money, but only if the space, structure, and utilities work.

THE SHORT ANSWER

Keep what works. Check the rest.

The simplest conversion keeps the existing footprint and useful parts of the garage. Before you plan the inside, check the records, foundation, roof, walls, and utility routes.

GARAGE OR NEW ADU?

Which path fits your property?

Use what you have

Convert the garage when

  • The size and layout work for you.
  • The foundation, walls, and roof are worth keeping.
  • Water, sewer, and power can reach it without major site work.
Build somewhere new

Build a new ADU when

  • You still need the garage.
  • The garage needs major structural work.
  • Another part of the property gives you a better layout.

GARAGE CONVERSION COST

What will it cost?

Square footage is only part of the answer. Compare the whole job, not one price per square foot.

WHAT TO LOOK AT

Five things to check first.

01

Check the records

Make sure the address, garage, and past work match the records you are using.

02

Decide what you will change

Moving walls, changing the roof, or adding space can bring new setback, foundation, and engineering questions.

03

Check the structure

Look at the foundation, floor, walls, roof, and ceiling space before drawing the finished room.

04

Map the utilities

Find the best routes for sewer, water, power, drainage, and heating or cooling.

05

Build what was approved

Keep the plans, field changes, and inspections aligned so a small change does not become expensive rework.

COMMON QUESTIONS

What homeowners ask next.

Is a garage conversion always cheaper than a detached ADU?

No. Reusing a good structure can save money; major foundation, structural, or utility work can erase it. Have the foundation, utilities, and structure looked at before you price either path.

Should I keep a vaulted ceiling?

High ceilings make a small space feel bigger; attic space makes plumbing, electrical, and heating easier to route and repair. Ask whoever draws your plans to route those systems before you decide on the ceiling.

Can I expand the garage while converting it?

Maybe. An expansion brings new setback, foundation, drainage, structural, and plan-review questions. Ask a City planner whether the expansion changes the setbacks or the review path before you design it.

How much does a San Diego garage conversion cost?

There is no useful single price without a scope. Write a one-page scope, get three proposals on it, and compare the exclusions before the prices; foundation, utilities, structure, and finish level usually matter more than the square footage.

Do approved plans prevent inspection surprises?

No. Approved plans define the work; field conditions and changes still raise questions. Walk the site with your builder against the approved sheets before each inspection.
