THE PROPERTY SCREEN

What gets checked?

01

The exact property

Match the address and parcel.

02

Who makes the rules?

Confirm the city or county first.

03

What do the records show?

Compare recorded units and permits, and flag what still needs City confirmation.

04

What does the zone allow?

Check whether homes are allowed in the zone.

05

Are there special rules?

Screen coastal, historic, fire, and other mapped areas.

06

Could it fit?

Look at setbacks, height, access, and existing structures.

07

THE OUTPUT

What needs an answer next?

Identify the one record, City, or professional answer that could change the preferred path.

COMMON QUESTIONS

What homeowners ask next.

Do I need a large lot?

Lot size alone does not answer the question. Existing structures, the zone, remaining unit allowance, placement, and site conditions matter.

Does an existing ADU prevent another project?

It may affect the remaining path, but the answer depends on the legal unit inventory and the applicable single- or multifamily rules.

Does a Coastal Zone property automatically fail?

No. Coastal properties can require different effective rules or review. They should be treated as needing confirmation, not automatically rejected.

What happens if the public records conflict?

Do not guess. Record the conflict, identify the controlling City record or response, and keep the result conditional until it is resolved.
